Property management
Our full property management service ensures the stress of letting is lifted from our landlords. The service includes handling the property and tenancy throughout the term, from checking in to checking out. Taking care of accompanied viewings to routine property visits and all the tasks in between, our proactive lettings team will take care of your property and tenant.

Bailey & Co work with a reliable network of local, recommended contractors and will promptly notify you of any property maintenance or repairs required.
We provide automated monthly email statements and for our fully managed landlord clients, we provide annual tax statements to make your tax return simpler.

Exposure
Our office sits in a prime Jesmond location to ensure ease and exposure. Our website is designed to attract the right tenants and to maximise opportunities. We also work with regional and national press and publications.
Our Fees
A set up fee of 60% of one month’s rent inclusive of VAT, subject to a minimum fee of £480.00 inclusive of VAT, applies for every new tenancy. This fee is not expected to be paid up front by the landlord, it is deducted from the tenant’s first month’s rent and covers the following costs:
- Production of tenancy agreement (AST or Company Let Tenancy)
- Deposit registration (if applicable)
- Advertising
- Photographs & floor plans
- Tenant find
- Viewings
- Referencing & credit checks on prospective tenants and guarantors (if applicable)
- Production of Deeds of Guarantee (if applicable)
- Collection of first month’s rent
For full property management, a monthly charge of 14.4% inclusive of VAT (12% +VAT) of monthly rental figure applies thereafter. The set up fee for every new tenancy still applies to fully managed properties as detailed above. Fully managed service also includes the following:
- Detailed Inventory
- Check in/ out service
- Three property inspections per annum
- Rent collection service
- Management of property maintenance
Other Charges
Property License (HMO/Additional/ Selective) application handling surcharge – £210.00 inclusive of VAT per property.
